The OP stored the ls arguments (including the filename with its space)
in an array, and the array expansion isn't happening correctly:
address@hidden:tmp$ lsargs=(-l -a -r -t "dir with spaces")
address@hidden:tmp$ ssh toto <<EOF
ls "address@hidden"
EOF
Pseudo-terminal will not be allocated because stdin is not a terminal.
ls: invalid option -- ' '
Try `ls --help' for more information.
address@hidden:tmp$ ssh toto <<EOF
printf "<%s>\n" ls "address@hidden"
EOF
Pseudo-terminal will not be allocated because stdin is not a terminal.
<ls>
<-l -a -r -t dir with spaces>
address@hidden:tmp$ ssh toto <<EOF
printf "<%s>\n" ls address@hidden
EOF

<with>

I'm not sure there's a good way to do this.
